As this is a vaction rental by owner, we do not keep normal
business hours so you may call at your convenience. However, we do ask that you respect our timezone (Pacific) and only make calls between
the hours of 8:00 am and 8:00 pm unless there is an emergency.
Primary registered guest(s) must be at least 25 years of age.
Check-In Procedure:
Check-Out Time: 11:00 am
Check-In Time: 4:00 pm
By entering your vacation rental home, you are accepting complete adherence to rules set forth in this
document. (You will receive a copy of it via email.)
No other check-in is required once confirmation and payment are received.
Driving directions and key codes are provided at time of payment in full. Enter the lock box combination
into the lock box located by the front door, back door, or as directed. Push down on the top button. The lock
box will open towards you and down. There are two keys inside the box.
Payment Policies:
The credit card you provide will be used unless other arrangements are made. Balance is
due 21 days prior to reservation. Rates are subject to taxes and fees totaling 12%. All rates, fees and
policies are subject to change without notice.
Cancellations & Refunds:
Should the need arise to cancel your reservation prior to 21 days of your arrival, regardless
of reason (including bad weather, illness, death, or economic factors) a $45 cancellation fee will be charged.
If cancellations occur within 21 days of your arrival, you will be charged 50% of the rental amount of the home.
No refunds for late arrivals, early departures, or for leaving the home for mechanical failure of non-essential
items. Management reserves the right to terminate your contract with no refund if any rules set forth have been
ignored.
Cleaning Fee:
Your home is stocked for your arrival with paper products including tissue, toilet paper, paper
towels, napkins, laundry, and dish detergent. See amenities list for more details.
Please leave the home in the same general condition as it was when you arrived. Staff will arrive after your departure to thoroughly clean and inspect the home.
All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear.
Refrigerator should be emptied of all food and free of spills. All used dishes should be rinsed and placed in the dishwasher on the wash cycle.
Additional housekeeping charges may also be applied in the occurrence of exceeding the maximum occupancy of the cottage.
Pet Policy:
Guest pets other than dogs are not allowed.
A $50 non-refundable cleaning fee is charged per pet per stay. Our homes are limited to two dogs per home.
AT NO TIME MAY PETS BE LEFT UNATTENDED.
Should we discover that a pet is or has been in the home without prior approval, you will be charged $500
and must vacate the home, forfeiting all payments received.
Dogs must be leashed at all times outside of the home. As a responsible pet owner, please leash and
pick up after your pet. A $25 fine will be charged if these rules are violated.
Smoking Policy:
ABSOLUTELY NO SMOKING IS ALLOWED IN ANY OF OUR HOMES. If smoking is detected, it is an
$500 fine, no questions asked.
Quiet Hours:
10:30 pm - 10:00 am: Monitored and enforced.
Olivia Beach is a special neighborhood with a family environment. Hot tub use is allowed
between the hours of 8 am and 10:30 pm. Please respect the desire of our full time residents and
other guests in honoring quiet time.
General Policies:
The primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss
and damages, accident or injury to person, or loss sustained while visiting the home. Occupancy for each home is strictly enforced and
fines will be assessed for exceeding the number of allowed guests.
Parking is limited to the number of bedrooms the home has. If the home has 3 bedrooms, then you may have
three cars and so forth.
Major holidays require a 3 night minimum stay.
Bungalow Properties, LLC and homeowners disclaim all liability for injury, loss, or damage. Bungalow Properties, LLC
will be held harmless from claims arising out of use of home. Bungalow Properties, LLC is an agent for the owner, not an owner nor a
tenant. As agent, Bungalow Properties, LLC has the authority to act in the best interest of the home owners in any and all situations.
Each home is privately owned, including furnishings. Rules and regulations are on record with the owner and with the
city of Lincoln City as part of the Vacation Rental License criteria and to each adjoining property owner and residents.
They are posted in the home. Please adhere to them at all times. Bungalow Properties, LLC manages the Parkely Place home at Olivia Beach.
Keys:
Two keys are provided in the lockbox. Please ensure that both keys are returned to the lockbox upon departure.
A $25 key replacement charge will apply if keys are missing.

Color TV/DVD, Stereo, Washer/Dryer, Silverware, Dishes/Cookware, Toaster/Microwave, Coffee Maker, Kitchen Utensils,
Bath Towels, Bed Linens, Blankets, Quilts/Shams/Pillows, Garbage Containers and Trash Bags.
You'll want to bring the following items for your stay:
Food & Condiments, Baby equipment, Personal Toiletries, Beach Equipment, Specialty Cooking Items, Alarm Clocks
For any item you do not see listed or are not sure about, please email or call and ask. If you are arriving after dark, we suggest you
bring a flashlight.
Miscellanious Items:
Olivia Beach homes are part of a neighborhood that will contain family vacation homes and full time residents.
They require complete sensitivity to these neighbors.
Each home belongs to a loving family and we/they ask for your care and kindness.
